1) Real Estate Investing is a LONG TERM investment.  
Most people make the mistake of getting into real estate to "Flip" a property and make a lot of money.  The reality is that most people that get into the business of flipping end up losing money.  At TLC Real Investments, we have a long term approach to real estate investing.  The minimum time frame that we look at for a real estate purchase is 3 years.  Most investments will be for 5 - 10 years.  Why 5 - 10 years?  Research shows that real estate cycles about every 10 years.  That means the busts and the booms.  Giving a project enough time to mature will ensure long term wealth building.  Work with us to purchase 2 - 3 house per year every year for 10 years and by the end of that time period, you'll have 20 - 30 houses!  

2) Cash Flow is King!
We look for cash flow in our investments.  Regardless of what the real estate market is doing - going up or going down, as long as you cash flow each and every month, you are making money.  You are then able to hold on to that property long enough for the market to cycle and come out with a hefty profit!  After years of experience, we use simple equations and a thorough cash flow analysis to determine if the property will support itself over the long term.  Any property which does not pass our analysis is not pursued.  We only pursue the best properties in emerging or recovering markets which cash flow!

3) Invest in Emerging or Recovering Markets!  
There are many markets which are cash flowing today.  That said, we do not invest in every market.  For example, Detroit is a phenomenal market for cash flow!  You can get HUGE cash flow in Detroit and we know several investors doing very well in that market.  The challenge is that Detroit is also a DECLINING market - i.e. more people are leaving that market than entering it.  The home values continue to decline and there's no turn-around in site.  An investment in Detroit will be for the extreme long term - i.e. 20 - 30 years.  Why invest there when there are other market which are appreciating and still cash flowing?  Our extensive research has shown us some key markets which we invest in and benefit from the growth of the area.

4) Surround Yourself With A Team of Professionals!
Anyone who enters real estate investing by themselves is going to work long and hard hours!  We are constantly surrounding ourselves with professionals of the highest quality to fortify our team and network.  We prefer in the "Armchair" investing strategy.  We are happy to pay the appropriate people who SPECIALIZE in their areas to perform the work we need them to in order to maximize our profits and our time.  Examples of professionals include - yes - Real Estate Agents, Inspectors, Appraisers, Mortgage Brokers, Property Managers, Licensed Contractors and more!
